Phuket Rental Yield: Gross Returns, Net Income and Risk

By Sam Bocker, Phuket property consultant13 min readReviewed October 14, 2026

Phuket rental yield depends on lawful rental use, the price paid and what remains after operating costs. Treat developer percentages as projections. Compare gross rent with net operating income, then deduct financing and personal taxes separately. Before buying, reconcile actual bookings, owner statements and bank receipts, and test a weaker season without assuming resale gains.

In short

  1. 01Calculate yield against the complete acquisition cost, including furnishing and transaction expenses.
  2. 02Separate gross rent, net operating income and cash left after financing and personal tax.
  3. 03Check rental permissions before using nightly income in a purchase model.
  4. 04Reconcile occupancy with paid bookings, refunds, owner stays and maintenance closures.
  5. 05Treat guaranteed returns as contractual obligations whose value depends on the payer and enforceable terms.

What is a realistic rental yield in Phuket?

A useful rental-yield estimate starts with an auditable income statement for the property you can actually buy. An advertised percentage is only a starting assumption. Ask whether it describes guest spending, rental revenue after platform deductions, operating profit or the amount paid into the owner's bank account. Those figures answer different questions and should never share an unexplained “net” label.

Marketing material for managed villas often quotes gross yields of 5–8%, and one premium developer describes net results of 3–6%; treat both as claims to test, not benchmarks. These are low-confidence commercial ranges, not an independently measured island average or a forecast for your villa. They may omit personal tax, financing, major replacements or acquisition expenses. Use them to challenge a proposal, never to populate a budget without supporting records.

Gross yield is annual rental revenue divided by the purchase price. For a more useful purchase comparison, also divide that revenue by total acquisition cost: price, transaction expenses, legal work, furnishing and opening expenditure. State the denominator beside the percentage. A seller using only the advertised property price can show a stronger yield than a buyer calculating against the actual money committed.

Net operating yield uses revenue after recurring property expenses. Define those expenses explicitly, including management, distribution, utilities paid by the owner, maintenance, insurance and property taxes. Show a replacement reserve separately if the operator excludes it from operating profit. Interest, loan principal and personal income tax belong in the subsequent owner cash-flow calculation, not in an unexplained operating margin.

Do not add expected appreciation to annual rent and call the result rental yield. Resale proceeds depend on the eventual buyer, selling costs and remaining ownership or lease rights. A home can produce a positive rental surplus while delivering a disappointing overall investment return if the exit price is weak.

Before comparing offers, request the same calculation from every seller. The property management guide explains the expense categories and reporting documents needed to make that comparison meaningful. A transparent lower percentage is more useful than a higher number whose deductions cannot be identified.

How to calculate Phuket villa net rental yield

Build the calculation in baht before converting it into your home currency. The following is an illustrative scenario, not an actual listing, quotation or expected result. Every operating amount is an assumption chosen to demonstrate the arithmetic. Dollar equivalents use approximately 33.5 THB per USD and are rounded, rather than representing a live exchange-rate offer.

Assume a villa costs 15 m THB (≈ USD 448,000) and total acquisition and opening expenditure brings the investment to 16 m THB (≈ USD 478,000). Assume collected annual accommodation revenue of 1.2 m THB (≈ USD 35,800). The price-only gross yield is 1.2 ÷ 15 × 100 = 8%; against all committed capital it is 1.2 ÷ 16 × 100 = 7.5%.

Illustrative annual itemTHB (approx. USD)Treatment
Collected accommodation revenue1,200,000 (35,800)Starting revenue
Management, assumed 25%300,000 (9,000)Operating expense
All other recurring property costs300,000 (9,000)Assumed combined budget
Replacement reserve100,000 (3,000)Cash retained for future work
Available before finance and personal tax500,000 (14,900)Owner cash flow

On these assumptions, operating income before the reserve is 600,000 THB (≈ USD 17,900), giving 600,000 ÷ 16,000,000 × 100 = 3.75%. After the reserve, the cash yield is 500,000 ÷ 16,000,000 × 100 = 3.125%, before financing and personal income tax. Neither number is an after-tax return.

The combined recurring-cost line must be replaced by real quotations and accounts before a decision. It must capture platform charges, owner-paid utilities, cleaning, routine repairs, insurance, estate charges and property tax without duplicating amounts included in management. If the manager's revenue figure is already net of a platform commission, deducting it again understates income.

Finally reconcile the model to cash timing. A booking received now may relate to a future stay and remain refundable; an unpaid maintenance invoice still belongs in the budget. Ask the accountant to distinguish earned income, deposits and owner distributions so a healthy bank balance does not disguise obligations.

How occupancy and low season change the return

Model rent by month and by the type of guest the property can lawfully accommodate. An annual occupancy percentage conceals both the achievable room rate and the weeks unavailable for sale. A full calendar at discounted prices can produce less income than a quieter property with stronger rates and lower guest-turnover costs.

Ask the operator for the definition of occupancy. Paid nights divided by all calendar nights measures something different from paid nights divided only by nights released for booking. Owner stays, repairs and blocked dates can shrink the second denominator and make performance appear stronger. Request both measures, together with average collected accommodation revenue per paid night, refunds and cancellations.

Do not transfer hotel occupancy to a standalone villa. Hotels have different distribution, staffing, facilities and booking patterns. Equally, an island-wide short-term-rental dataset includes properties that may differ in bedroom count, condition and rental eligibility. Use comparable completed homes, with similar access and facilities, and establish how much of their calendar was genuinely available.

Stress the illustrative calculation above by assuming annual collected rent falls to 900,000 THB (≈ USD 26,900). This is a hypothetical 25% revenue reduction, not a Phuket forecast. Keep the assumed management charge at 25%, other recurring costs at 300,000 THB (≈ USD 9,000), and the reserve at 100,000 THB (≈ USD 3,000).

The arithmetic becomes 900,000 − 225,000 − 300,000 − 100,000 = 275,000 THB (≈ USD 8,200). Against the assumed 16 m THB investment, that is about 1.72% before financing and personal tax. Some costs may fall with fewer guests, but fixed charges and necessary maintenance do not disappear just because revenue falls.

Mark your own holiday dates before running this test. Giving yourself the most sought-after weeks may remove disproportionately valuable rental nights. Ask for a calendar-based comparison showing the income with and without those stays, including cleaning and preparation for owner use. Treat the personal benefit as a separate reason to buy, rather than presenting occupied holiday weeks as investment income.

How to assess guaranteed rental returns in Phuket

A guaranteed-return offer is a promise from a named party under a contract. Its value depends on that party's ability to pay, the precise obligations and the remedies available if payment stops. The word “guaranteed” does not make the return a bank deposit or establish that guest revenue can support the promised amount.

Start with the payer's legal name and company documents. Establish whether the seller, developer, hotel operator or a separate company owes the payments, and whether any parent company has actually signed a guarantee. A well-known marketing brand can appear prominently while the contractual payer is a different entity with limited resources.

Ask how the purchase price compares with an equivalent property sold without the income programme. A higher entry price can fund part of the advertised distributions. That possibility is a question for financial and contractual due diligence, not proof of misconduct. Request the unbundled price and the calculation behind the programme, then compare the total investment over the same period.

Contract itemWhat to establish
Return basePrice paid, a lower qualifying amount or another formula
DeductionsFees, tax, furnishing and reserve obligations
Owner useAllowed dates, charges and effect on payment
Duration and exitStart date, termination, resale and obligations afterward

Read the default provisions alongside the payment schedule. Check whether payments depend on opening, licence approval, minimum occupancy or continued participation in an exclusive management agreement. Ask your independent lawyer what evidence would be needed to enforce the obligation and against which assets; a sales representative's summary is insufficient.

Distinguish fixed contractual payments from a rental pool. A pool distributes income using an allocation formula, which may reflect unit type, participation and owner use. Request a worked distribution statement, including costs taken at the pool level before the owner's share is calculated.

Model the period after the programme ends using ordinary rental economics. If the only attractive year is the subsidised or contractually supported year, the purchase decision is relying heavily on the payer. Keep that exposure visible beside the property's underlying operating return.

Taxes, financing and currency: what reaches your account?

Thai-source rental income is taxable in Thailand even when the owner is not Thai tax resident. Receiving payments abroad or visiting only occasionally does not turn rent from a Phuket property into foreign-source income. The Revenue Code identifies property rent as assessable income; the applicable filing and calculation depend on the owner and the arrangement.

Have a Thai accountant identify the taxpayer, income classification, deductible expenses, withholding documents and filing obligations. Operating profit in a manager's statement is not automatically taxable income. Conversely, tax deducted before a distribution does not prove that all filing obligations have been completed. Keep contracts, invoices, statements and tax certificates together so the reported income can be reconciled.

Property tax and personal income tax are separate budget lines. The property's use can affect local tax treatment, while personal income tax depends on the owner's wider circumstances and available relief. The taxes and fees guide helps separate acquisition, holding and disposal costs. Ask for an individual calculation instead of applying a headline tax rate to gross rent.

If borrowing is involved, show operating income before debt payments and cash after both interest and principal. Principal repayment builds equity but still consumes cash. A cash-on-cash return based on a smaller equity contribution can look attractive while leaving little room for an empty period or an unexpected repair; compare the unlevered property return as well.

Keep the original acquisition funding record, including foreign exchange transaction evidence where required for foreign freehold condominium ownership. Use traceable bank transfers and confirm documentation with the sending bank, receiving bank and lawyer. The ability to collect rent should not be confused with the documentation needed for a later sale or outward transfer.

Measure performance in baht and separately in the currency you spend. A movement in exchange rates can change the home-currency result without changing the villa's operating performance. Use approximately 33.5 THB per USD only for the illustrations here, then update your personal budget with the bank's executable rate and charges. Cross-border owners should also obtain advice on reporting and relief in their country of tax residence.

The evidence to request before buying for income

Ask for a property-level evidence pack before negotiating around a yield. For an operating home, request booking exports, monthly owner statements, matching bank receipts, operating invoices and maintenance records covering the same period. Personal guest information can be redacted; the commercial totals still need to reconcile. A selected peak-month screenshot cannot establish annual performance.

For an off-plan property, historical income does not yet exist. Ask for the assumptions behind the forecast and completed comparables operated under the proposed model. Separate the developer's construction obligation from the operator's rental obligation. A successful neighbouring project does not establish that a new building will finish on time or obtain the same rental permissions.

Check whether reported revenue belongs to the exact unit, an average unit, a whole estate or a rental pool. Where the seller provides averages, request the allocation formula and the range of property conditions represented. A sea-view villa with established reviews is a weak comparator for an inland home whose access road and management operation remain unfinished.

  • Match booking totals to earned revenue and bank settlements.
  • Identify every recurring cost and any unpaid owner liabilities.
  • Inspect the building and price necessary repairs separately.
  • Verify lawful rental use and the signed management terms.
  • Recalculate the return with your owner-use dates and complete acquisition cost.

Give each unknown a consequence in the model. An unpriced roof repair should become a quotation requirement; an unconfirmed management fee should become a contract condition. Avoid hiding unresolved items inside a miscellaneous allowance that makes the final percentage look precise. Where evidence is unavailable, say the return is unverified and decide whether the price compensates for that uncertainty.

Set your purchase threshold using the weaker operating case and your ability to fund the home without distributions. Then compare properties on the same legal, physical and financial basis. If a specific candidate survives those checks, request a property review with its asking price, ownership documents and income pack. The useful next conversation is about the remaining evidence and the offer terms, rather than a promised island-wide return.

Questions buyers ask

What is a good net rental yield for a Phuket villa?

A good yield is one supported by verified records and a price that fits your risk tolerance. Commercial material sometimes quotes 3–6% net for managed premium villas, but the definition of net varies. Recalculate against total acquisition cost, include replacements, and show personal tax and financing separately. The range is not a reliable promise for an individual property.

How do I calculate gross and net rental yield?

Divide annual rental revenue by the purchase price for a price-based gross yield, and also show the result against total acquisition cost. For net operating yield, deduct recurring property expenses first. Then deduct replacement reserves, financing and personal tax to understand owner cash flow. Keep the numerator and denominator consistent when comparing different properties.

Can I use the villa myself and still earn rental income?

Yes, if the ownership documents and management agreement permit both uses, but your stays reduce the available rental calendar. Peak dates can matter more than the same number of quieter nights. Request separate projections with and without your intended visits, including preparation and cleaning costs, and check whether owner use reduces a contractual return payment.

Are guaranteed rental returns in Phuket safe?

No return is safe merely because marketing calls it guaranteed. Check the named payer, financial capacity, payment conditions, deductions and enforceable remedies. Compare the property price with an equivalent purchase outside the programme and model income after the promise expires. An independent Thai lawyer should review the actual agreement before you pay a deposit.

Do overseas owners pay Thai tax on Phuket rental income?

Yes, Thai-source rental income is taxable in Thailand regardless of whether the owner is Thai tax resident. The calculation, deductions and filing obligations depend on the ownership and operating arrangement. Ask a Thai accountant to reconcile gross income, expenses, withholding and distributions, and obtain separate advice on reporting or tax relief in your country of residence.
