What it is like to live here
Panwa is Phuket's quiet corner. The cape is mostly wooded hillside with villas, a few resort hotels, the Phuket Aquarium and the marine biology centre at its tip, and small beaches facing east and south. Evenings are calm; there is no nightlife to speak of.
In practice it is close to the city: Phuket Town, its hospitals and markets are about 20 minutes away, and Chalong's pier and shops 15. Because it faces east and south, Panwa's sea is often calmer than the west coast during the May–October monsoon. For daily shopping and restaurants residents drive into town or to Chalong.
Property and prices
Panwa's market is small: six projects in the Layan Real Estate index (October 2026), with a median developer asking price of about USD 4,239 per m² and a high median entry price, because the area is dominated by large sea-view villas and branded residences.
- Sea-view pool villas on the hillsides, usually on a 30-year lease plus the house.
- Resort residences and a small number of condos.
With so few transactions, compare carefully. Ask for the land title, the building permit and the access road's legal status, and look at what can be built on neighbouring plots that might affect your view. Resale takes patience in a market this small.
How to choose here
- Protect the view: check height and building rules on the plots below and beside you.
- Check access and slope on hillside roads, especially in heavy rain.
- Be realistic about rentals: a few resorts operate here, but nightly demand is lower than on the west coast; long stays and owner use suit Panwa best.
- Plan resale: fewer buyers look here, so buy at a price you can defend with comparables.
