What it is like to live here
Rawai feels lived-in rather than resort-like. The seafront road has a sea gypsy village, fishing boats and a row of seafood restaurants where you choose your fish at the market. Inland, lanes of villas, cafés, gyms, Muay Thai camps and schools serve a large community of long-stay residents from Europe, Russia and the CIS.
Daily life is easy: supermarkets, clinics and Chalong's shops are 10–15 minutes away, and Phuket Town and its hospitals about 30. The swimming beaches nearby are Nai Harn and Ya Nui, a few minutes' drive; Rawai's own shore is shallow and used by boats. The airport is the main inconvenience, about an hour north.
Property and prices
The Layan Real Estate index lists 31 projects in Rawai with a median developer asking price of about USD 3,336 per m² (October 2026), and a median entry price far below Bang Tao's.
- Private pool villas in small estates and on individual plots, often with gardens.
- Sea-view villas on the hills toward Nai Harn and Promthep Cape.
- Low-rise condos and townhouses for residents.
Rawai has many small developers. That brings choice and good value, but also more variation in build quality and paperwork. Check the title, the building permit against what was built, the access road and the developer's completed projects; our due diligence guide lists the checks.
Rawai or Nai Harn?
The two areas overlap and many addresses are described as either. A rough guide:
| Rawai | Nai Harn | |
|---|---|---|
| Character | Seafront village, piers, residential lanes | Beach, lake and hills, greener and quieter |
| Swimming beach | Drive to Nai Harn or Ya Nui | Nai Harn beach on the doorstep |
| Typical buyer | Year-round residents, value villas | Families and outdoor lovers, sea-view villas |
See our Nai Harn page for the detail. Both are better suited to monthly and seasonal rentals than to nightly stays.
