What to know before you choose
How foreign freehold works
Under the Condominium Act, foreigners together may own up to 49% of a registered condominium's total sellable floor area. Your unit is registered on a condominium unit title deed in your name, and can be sold, mortgaged, rented monthly and inherited (heirs may face conditions; see inheritance).
The money rule
The full price must arrive from abroad in foreign currency, and the Thai bank documents it with an FET for transfers of USD 50,000 or more, or a credit advice for smaller ones. See our money transfer guide, including notes for buyers from Russia, the CIS and China.
Prices
Condos: median about USD 4,070 per m²; condo-hotels about USD 5,845 per m² (Layan index, October 2026). Completed resale units can be better value than off-plan, which carries a premium.
Before you pay a deposit
- Written confirmation of foreign quota for your unit.
- The building's registration, bylaws (especially on rentals), common fees and sinking fund.
- For off-plan: permits, EIA and the developer's track record; see off-plan.
The 75% quota proposal is not law. Buy on today's 49% rule. Ask for current freehold options.
