What it is like to live here
Kamala has kept more of a village feel than its neighbours: a mosque and Thai neighbourhood near the beach, local restaurants, a weekly market, and a quieter evening than Patong. Above it, the northern and southern headlands are lined with villas and residences facing west over the Andaman Sea, with some of the best sunset views on the island.
It suits people who want views and calm, and who are happy to drive for big shopping, hospitals and schools. Patong's restaurants and nightlife are ten minutes south; Surin and Bang Tao's beach clubs and Boat Avenue are fifteen minutes north.
Property and prices
Kamala's market is smaller and more premium than Bang Tao's. The Layan Real Estate index lists 17 projects with a median developer asking price of about USD 4,555 per m² (October 2026).
- Hillside pool villas with sea views, often on a 30-year lease plus the house.
- Branded and resort residences, including condo units with hotel-operated rental programmes.
- Low-rise condos near the village, fewer than in Bang Tao.
The view is what you pay for, so protect it: check what can be built below you, the height limits on neighbouring plots and whether trees or buildings could block it later.
How to choose here
- Drive the access road in the rain. Some hillside roads are steep and narrow; check how cars, delivery trucks and guests get up.
- Check the building permit against the house: hillside rules limit building above certain altitudes and on steep slopes, and our due diligence guide explains what a lawyer checks.
- Understand the rental route. Branded residences with a licensed operator can take nightly guests; private villas need a licence or exemption. See our legal renting guide.
- Think about the school run if you will live here with children: most international schools are 25–35 minutes away.
