What to know before you choose
Where the budget goes furthest
Developer asking prices per m² are lowest in Thalang, Mai Khao and Chalong (around USD 2,300–2,450), and moderate in Rawai and Nai Harn (around USD 3,300–3,400), according to the Layan index (October 2026). Inland estates in the Bang Tao area also have villas in this range, further from the beach.
Where budget villas differ
- Build quality: waterproofing, windows, electrics and pool equipment. Consider an independent inspection.
- Developer: small builders vary widely; visit their completed projects.
- Drainage and access: check in the rainy season.
- Paperwork: a registered lease on a Chanote, permit matching the house.
All-in budget
Add roughly 1–3% for fees and taxes, a lawyer, furniture and a year of running costs; see our step-by-step buying guide for a worked example.
Renting
Villas in this range rent well to long-stay families and remote workers on monthly leases; nightly rentals need a licence or exemption.
