Area guide

Kathu

Kathu is the inland district between Phuket Town and Patong: a green valley with golf courses, HeadStart's city campus just east in Vichit, Central Phuket's malls nearby and the British International School next door in Koh Kaew. Buyers choose it for family life, larger plots and a central location rather than a beach address. Few projects are listed publicly, so prices are set by individual homes and estates; it is not Kata beach.

Best for

  • Families at HeadStart or the British International School
  • Golfers: Loch Palm and Red Mountain are in the valley
  • Year-round residents who want a central base
  • More house and garden for the budget than on the coast

Worth knowing

  • No beach: Patong is the nearest, about 15 minutes over the hill
  • Traffic on the Patong hill road and toward town at peak times
  • Few listed projects, so compare each home with care
  • Some valley-floor land collects water in heavy rain

Ask about Kathu

What it is like to live here

Kathu is where many families who work or study in Phuket actually live. The valley is green and quieter than the coast, with golf courses, a waterfall, local markets and Thai neighbourhoods mixed with villa estates. Central Phuket's two malls, the big supermarkets and Bangkok Hospital Phuket are 10–15 minutes away, as are HeadStart's city campus in Vichit and, just north in Koh Kaew, the British International School.

What Kathu does not have is a beach. Patong is the nearest, over the hill; the west-coast beaches further north are 30–40 minutes. Buyers who choose Kathu usually value the daily routine over the holiday view.

Property and prices

Kathu has few projects in public developer indices (one in the Layan index in October 2026), so there is no meaningful median. In practice the market is made of:

  • Family pool villas in estates around the golf courses and along the valley, often on larger plots than coastal villas.
  • Golf-side homes and condos around Loch Palm and Red Mountain.
  • Townhouses and smaller homes popular with residents.

Prices per square metre are generally below the west coast for similar build quality, because buyers are not paying for a beach address. Compare each home with recent sales and asking prices in the same estate rather than island averages.

If the planned Phuket Expressway with its Kathu–Patong link is built, the centre of the island gains the most; do not pay a premium for it until construction is real.

How to choose here

  • Check flood risk. Ask neighbours and look at the plot after heavy rain; valley-floor land can collect water.
  • Drive your routes at peak time: to school, to town and over the hill to Patong.
  • Look at the estate: road quality, security, water supply, common fees.
  • Rentals are mostly long-term. Kathu works for monthly and yearly tenants, especially families and teachers, more than for nightly guests.

Questions about Kathu

Is Kathu the same as Kata?

No. Kathu is an inland district in the centre of the island, between Phuket Town and Patong. Kata is a beach on the south-west coast, about 30 minutes away. The names sound alike, which confuses many buyers.

Is Kathu good for families?

Yes, particularly for families at HeadStart or the British International School, with malls, hospitals and golf close by and more space for the money than on the coast. The main trade-off is no beach on the doorstep.

Can I rent out a villa in Kathu?

Yes, mostly on monthly and yearly leases to residents, which are legal without a hotel licence. Nightly rental demand is lower than on the coast and needs a licence or exemption.
