What to know before you choose
Prices across the island
New villas in public developer catalogues have a median of about USD 2,584 per m² and a median entry price of about USD 875,000 (Layan index, October 2026). The range is wide: smaller villas in Rawai, Chalong or Thalang start much lower; sea-view villas in Layan, Surin and Kamala cost much more.
Ownership
Foreigners buy on a registered 30-year land lease plus ownership of, or a registered right over, the house. See freehold vs leasehold.
What to check on any pool villa
- Pool equipment age and the electricity bill: pumps and air conditioning are the big running costs; see property management.
- Drainage and the access road after heavy rain.
- The building permit against what was built, including the pool.
- The rental route if you plan nightly guests; see renting out legally.
By area
