New Developments and Off-Plan Property in Phuket

Off-plan property lets you pay in stages during construction, often interest-free, and choose a unit early. In 2026 Phuket has a lot of it: off-plan units carry a premium of about 13% per m² over completed property, and many condo projects compete for buyers. Choose the developer as carefully as the unit.

What to know before you choose

The market in 2026

In the Layan Real Estate index, 301 of 441 priced unit types are off-plan, at a median of about USD 3,652 per m² against USD 3,228 for completed property. In Bang Tao alone, 57 off-plan condo projects had 5,221 units on sale in Q1 2026, with about 55% still available. CBRE describes many launches and relatively few completions.

What protects you

  • A developer with completed, delivered projects you can visit.
  • Land title in the developer's name, free of undisclosed mortgages.
  • EIA approval (for condos of 80+ units or tall buildings) and a building permit before you pay more than a reservation.
  • Payments tied to verified construction milestones, with a meaningful final payment at handover.
  • Escrow where offered, and real delay penalties in the contract.

Our off-plan guide walks through every check.

Typical schedules: reservation, 25–35% at contract, 30–50% across construction, balance at transfer. See financing.

Questions

Is it safe to buy off-plan in Phuket?

It can be, with the right developer and paperwork: completed projects, title, EIA and building permit in place, payments tied to construction, and an independent lawyer. Most problems come from new developers selling before approvals.
