What it is like to live here
Bang Tao is three places in one. The beach runs north from Surin to Layan, with beach clubs and resort hotels. Laguna Phuket is a large integrated resort with hotels, a golf course, walking paths, lagoons and residential estates. Cherng Talay inland is the everyday town: Boat Avenue, Porto de Phuket, supermarkets, clinics, cafés and restaurants.
Families like it because most of daily life is within ten to fifteen minutes: UWC Thailand in neighbouring Thalang, supermarkets, sports clubs and the beach. Many residents are long-stay foreigners, including a large Russian-speaking community, so services in several languages are easy to find.
The trade-off is busyness. In high season the main road through Cherng Talay is slow, and the area keeps growing.
Property types and prices
Bang Tao has the island's deepest market: 134 projects in the Layan Real Estate index, with a median developer asking price of about USD 3,652 per m² (October 2026).
| Type | What you find | Typical ownership |
|---|---|---|
| Pool villas | Estates inland and in Laguna, from compact to large family villas | 30-year lease + house |
| Branded residences | Villas and condos run by hotel brands | Lease or freehold condo, with rental programme |
| Condos | Many new low-rise and mid-rise projects | Freehold in the 49% quota |
An analytics report for Q1 2026 counted 57 off-plan condo projects in Bang Tao with 5,221 units on sale and about 55% still available. That means choice and negotiating room for condo buyers, and a reason to prefer developers with completed projects. Villas in good estates face less competition.
Renting out in Bang Tao
Bang Tao has strong guest demand from families and groups, especially for pool villas from November to April. The legal route is what matters:
- Villas in estates whose operator holds a hotel licence, or that are registered as small non-hotel accommodation, can take nightly guests.
- Branded residences and condo-hotels with a licensed operator are the clean option for condos.
- Ordinary condos often ban short stays in their bylaws; genuine monthly letting usually needs no hotel licence.
Competition is real: many new units are marketed with rental projections. Ask for audited booking history, not brochures. Our rental yield guide shows how to read the numbers.
How to choose here
- Beach side or inland? Walking distance to the beach costs more; inland estates give more space for the money. Measure the walk, not the brochure.
- Estate quality matters more than the villa. Roads, drainage, security, common fees and the operator determine daily life and resale.
- Off-plan or completed? Completed villas let you see drainage and finish; off-plan carries a premium of about 13% per m² island-wide and delivery risk.
- Check the rainy season. Some low-lying inland plots collect water.
