Best Areas to Buy Property in Phuket: An Area-by-Area Guide for 2026

By Sam Bocker, Phuket property consultant10 min readReviewed October 14, 2026

Bang Tao and Layan lead for villas, schools and rental demand; Kamala and Surin for sea views at a premium; Rawai and Nai Harn for year-round living at lower prices; Kathu for space, golf and schools inland; Cape Panwa for quiet sea views; Phuket Old Town for city life. Pick the area by how you will live, then compare prices per m².

In short

  1. 01Most expensive per m² (developer asking): Surin, Layan, Kamala. Best value: Chalong, Mai Khao, Thalang.
  2. 02Buyer enquiries point first to the Cherngtalay area (Bang Tao, Laguna, Layan), then Rawai.
  3. 03West coast beaches are calmer and best from November to April; the south and east are more sheltered in the monsoon.
  4. 04Families should map school runs before choosing: traffic, not distance, decides daily life.
  5. 05Compare like with like: a villa in Rawai and a condo in Surin are different products.

How to choose an area

Phuket is about 50 km long, and in high season a 20 km drive can take an hour. The area you choose shapes daily life more than the house does. Start from four questions:

  1. Where will you go every day? School, work, the gym, the marina, the hospital.
  2. Which season will you be here? The west coast is at its best from November to April; in the southwest monsoon its seas are rough, while the east and parts of the south are calmer.
  3. Do you want a scene or quiet? Bars and beach clubs, or village life.
  4. What is the property for? Living, holidays or rental income, each points to different areas.

Then compare prices only within the same type of property. Our area pages cover each in depth, with drive times, prices and what to watch: Bang Tao, Kamala, Rawai, Nai Harn, Kathu, Cape Panwa and Phuket Old Town.

For families

Family buyers usually decide by the school run. Phuket's international schools are spread out: UWC Thailand in Thalang, north of Cherng Talay; British International School Phuket in Koh Kaew and HeadStart's city campus in Vichit, in the centre (HeadStart also has a Cherngtalay campus); and several schools in the Chalong, Rawai and town areas, including Russian-language options in the south.

  • Bang Tao / Cherng Talay: the most complete family package: schools, shops, the beach, Laguna's paths and sports. Prices reflect it.
  • Kathu: inland, close to HeadStart and the British International School in neighbouring Koh Kaew, golf, more house and garden for the money, central for town and Patong.
  • Rawai / Nai Harn / Chalong: established long-stay community, flatter land, more affordable villas, good for children who will grow up here.

Check the commute at 7:30 on a school day, not on a Sunday afternoon. Hospitals matter too: Bangkok Hospital Phuket and Mission Hospital are in and near town; Thalang and the north have shorter airport runs but longer hospital trips.

For holiday homes and rental

Guests book beaches, views and convenience. The areas with the deepest rental demand are also the most supplied, so the specific property and its legal rental route matter more than the postcode.

  • Bang Tao and Layan: strong demand from families and groups for managed pool villas; heavy off-plan condo supply in Bang Tao means competition.
  • Kamala and Surin: sunset views command premium nightly rates; buy for the view and the building quality.
  • Kata and Karon: lively holiday beaches with condo demand, quieter in the low season.
  • Rawai and Nai Harn: stronger for monthly and seasonal lets than for nightly stays.

Before you buy for income, read our legal renting guide and our rental yield guide. The median developer yield projection is about 6% gross; net returns are usually well below brochure figures and must be calculated for the specific villa (one premium developer describes 3–6% a year).

For value and long stays

If your priority is space and daily life rather than a famous beach, look at Chalong, Kathu, Thalang and Mai Khao, where developer asking prices per square metre are roughly 35–60% below Surin and Layan. Trade-offs: longer drives to the best beaches, more construction, and in some inland or low-lying pockets, rainy-season drainage to check.

Phuket Old Town and the wider town area suit buyers who want walkable streets, cafés, markets and services, with condos rather than villas as the main product.

Questions buyers ask

What is the best area in Phuket to buy a villa?

Bang Tao and Layan are the deepest villa markets, with schools, beaches and the strongest buyer interest. Kamala suits sea-view holiday homes, Rawai and Nai Harn suit year-round living at lower prices, and Kathu offers space and golf inland. The best area depends on how you will live.

Where do Russians live in Phuket?

The largest Russian-speaking communities are in Rawai, Nai Harn and Chalong in the south, and in Bang Tao and Kamala on the west coast. These areas have Russian-language schools, kindergartens, doctors and services.

Which area of Phuket is best for rental income?

Bang Tao, Layan, Kamala and Surin have the strongest nightly demand, but also the most competition. The legal rental route of the specific property and its quality matter more than the area. For monthly and seasonal lets, Rawai and Nai Harn work well.

Is the west or east coast of Phuket better?

The west coast has the famous sandy beaches and sunsets, at their best from November to April, and higher prices. The east coast, including Cape Panwa and areas near town, is quieter, more sheltered in the monsoon and closer to marinas and city services, with fewer swimming beaches.

Which area of Phuket is best for families with children?

It depends on the school. Bang Tao and Cherng Talay suit families at UWC Thailand or HeadStart's Cherngtalay campus; Kathu and Koh Kaew suit HeadStart's city campus and the British International School; Rawai, Nai Harn and Chalong have established long-stay communities, more affordable villas and Russian-language schools. Test the school run at 7:30 on a weekday before choosing.
