What to know before you choose
What you get
Low-rise condos and small residential buildings, some with sea views from the hills. Rawai's median developer asking price across all property types is about USD 3,336 per m² (Layan index, October 2026).
Ownership
A foreigner can own a condo unit freehold in their own name, within the building's 49% foreign quota. Under the route most buyers use, the purchase money must come into Thailand in foreign currency, documented by the bank (FET or certificate); agree the exact route with the bank and your lawyer before paying. Get written confirmation of quota for your unit before any deposit. See our money transfer guide.
What to check here
- The building's registration as a condominium (some small projects are not) and foreign quota.
- Management quality and common fees in small buildings.
- Distance to a swimming beach: Nai Harn and Ya Nui, not Rawai's own shore.
Renting out
Monthly and seasonal tenants are the core market here. Stays under 30 days need a hotel licence or exemption, and many condo bylaws ban them; see renting out legally.
