What to know before you choose
What you get for the money
Villas range from compact two- and three-bedroom pool villas in inland estates to large family villas in Laguna and near the beach. The median developer asking price across all property types in Bang Tao is about USD 3,650 per m² (Layan index snapshot, 14 October 2026); it is not a valuation of villas in this collection, and villa prices vary widely with size, estate and distance to the beach.
Ownership
A foreigner holds a villa on a registered 30-year land lease plus ownership of, or a registered right over, the house. Price it on the 30 registered years; renewal clauses are promises. Be wary of villas offered 'freehold' through a Thai company. See freehold vs leasehold.
What to check here
- Real walking distance to the beach, not the brochure figure.
- The estate: roads, drainage in the rainy season, security, common fees.
- Whether the estate operator holds a hotel licence if you plan nightly rentals; see renting out legally.
- Completed versus off-plan: off-plan carries a premium and delivery risk.
Renting out
Guest demand from families is strong from November to April, and so is competition. Net return must be calculated for the particular villa and its lawful rental model: request booking statements and deduct vacancy, management, maintenance, replacement reserves and tax. Returns are not guaranteed.
Every villa we list here has a drone flyover and a 3D tour. If nothing below fits, tell us what you need and we will shortlist and film current options.
