What to know before you choose
What you get
An analytics report for Q1 2026 counted 57 off-plan condo projects in Bang Tao with 5,221 units on sale and an average asking price of about 194,900 THB per m², with about 55% of units still available. Classes range from comfort units around 141,000 THB per m² to luxury residences above 240,000.
Ownership
A foreigner can own a condo unit freehold in their own name, within the building's 49% foreign quota. Under the route most buyers use, the purchase money must come into Thailand in foreign currency, documented by the bank (FET or certificate); agree the exact route with the bank and your lawyer before paying. Get written confirmation of quota for your unit before any deposit. See our money transfer guide.
What to check here
- The developer's completed projects and permits, including EIA approval for larger buildings; see our off-plan guide.
- Payment schedule tied to construction milestones.
- Completed resale units: often better value than off-plan at a premium.
- Common fees, sinking fund and the building's rental rules.
Renting out
Branded residences and condo-hotels with a licensed operator can take nightly guests; ordinary condos suit monthly tenants. Stays under 30 days need a hotel licence or exemption, and many condo bylaws ban them; see renting out legally.
