Kathu has too few projects in public developer indices for a reliable median, so compare each villa with recent sales in the same estate; prices per m² are generally below the west coast.
Ownership
Foreigners buy villas on a registered 30-year land lease plus ownership of, or a registered right over, the house. Price it on the registered 30 years. See freehold vs leasehold.
What to check here
- Flood risk on the valley floor: look after heavy rain and ask neighbours.
- Peak-hour drives to school, town and over the hill to Patong.
- The estate's roads, water supply, security and fees.
