What to know before you choose
What renting here looks like
Mostly garden villas in small estates and on individual plots, plus sea-view homes on the hills towards Nai Harn and Promthep Cape. Neighbours are often other long-stay families, retirees and remote workers rather than holidaymakers. Markets, gyms, Muay Thai camps and English- and Russian-speaking services are close; the beaches of Nai Harn and Ya Nui are a short ride away.
Trade-offs to check
- The airport is roughly an hour's drive off-peak from central Rawai.
- Fewer international schools nearby than in Bang Tao or Koh Kaew: check the school run.
- Construction is ongoing in places: look at the plots around the villa, which our drone footage shows.
- Low plots and hillside roads can flood or wash out in heavy rain.

Deposit and contract, in short
Since 4 September 2025 a residential landlord covered by the consumer-protection rules (a business letting three or more units; hotels and dormitories excluded) may take at most three months' rent as deposit plus advance on a monthly-paid lease, and must return the deposit when the lease ends, or within 7 days after an inspection (14 if there is damage). A private owner letting one or two homes is outside these rules, so the contract decides. Details, including early termination, are in the cost of renting in Phuket; the rules are summarised by Tilleke & Gibbins.
Figures are asking rents from listing samples and relocation guides accessed in October 2026 (Islander Home, Reloc8); sources disagree, so read them as ranges and ask us for current homes.
