Phuket vs Bangkok: Living and Buying Compared

By Sam Bocker, Phuket property consultant2 min readReviewed October 17, 2026

Overall living costs in Phuket and Bangkok are similar; the difference is the life you buy. Phuket gives beaches, villas and an outdoor routine; Bangkok gives a big-city job market, the metro and the widest healthcare. For buyers, Phuket is a villa and holiday-home market, Bangkok a condo market.

Who chooses which

Choose Phuket if you work remotely or are retired, want a house with a garden or pool, and value the sea more than the city. Families come for the international schools around Koh Kaew, Phuket Town and Cherngtalay and the outdoor life.

Choose Bangkok if your work needs the city, you want to live without a car, or you need specialist medical care close by. Many people keep a condo in Bangkok and spend long stretches in Phuket: the flight is about an hour and a half.

Buying property: villa market vs condo market

Phuket's market is driven by foreign buyers and holiday homes; villas are its signature and are bought on 30-year land leases. AREA ranks Phuket the second-largest market after Greater Bangkok, with an average unit price of about 12.9 million THB and roughly 23 months to sell current supply versus about four years in the capital.

Bangkok is a condo city: freehold units within the 49% foreign quota, transport-linked, with mid-market segments under pressure. If you want a house with land, Phuket; if you want a transport-linked city apartment, Bangkok. Compare running costs in condo vs villa in Phuket.

Questions buyers ask

Is it cheaper to live in Phuket or Bangkok?

About the same overall. Beach-area rents and dining in Phuket match central Bangkok, while inland Phuket and outer Bangkok are both cheaper. Choose on lifestyle, not price.
