Where Do Expats Live in Phuket? Areas Compared

By Sam Bocker, Phuket property consultant4 min readReviewed October 17, 2026

Most long-term expats live in the south (Rawai, Nai Harn, Chalong), around Bang Tao, Laguna and Cherngtalay on the west coast, and in inland Kathu, a short drive from the international schools. Patong is mainly for nightlife and short stays; Phuket Town suits those who want Thai city life and lower rents.

In short

  1. 01South (Rawai, Nai Harn, Chalong): the classic long-stay base, calmer and cheaper than the west coast.
  2. 02Bang Tao, Laguna, Cherngtalay: premium, resort-style, close to schools and Boat Avenue.
  3. 03Kathu: the family valley in the middle, with golf and the most house for the money.
  4. 04Patong is for nightlife and short stays, not most families.
  5. 05Visit at school-run time and at night before you commit: traffic and noise decide more than views.

An expat interview on Expat Exchange sums up the split: the north is seen as high-end, the south as laid-back, the middle and Patong as mostly tourism.

Rawai, Nai Harn and Chalong: the long-stay south

If you asked a hundred long-term residents where they live, a large share would say Rawai or Nai Harn. Roads are quieter, there are markets, gyms, Muay Thai camps, English- and Russian-speaking services, and Nai Harn has one of the island's best beaches with a lake behind it.

The trade-offs: roughly an hour's drive to the airport off-peak, some construction, and fewer international schools nearby. Chalong adds supermarkets, hospitals' branches and the pier for island trips. See the Rawai and Nai Harn area guides and current villas for rent in Rawai.

Bang Tao, Laguna and Cherngtalay: the premium west

The Laguna estate on Bang Tao Beach, Boat Avenue's shops and restaurants, and international schools within a short drive make this the island's most expensive place to live and rent. A C9 Hotelworks analysis of a property platform's enquiries in 2026 found Cherngtalay the most requested location, with Rawai second.

It suits families who want everything close and are happy to pay for it. The cost is traffic on the main road at peak times and rents well above the south and inland. See the Bang Tao guide and villas for rent in Bang Tao.

Kathu and Phuket Town: inland value

Kathu sits in the green valley between Patong and Phuket Town, with golf courses and a short drive to the schools in Koh Kaew and Phuket Town. Families get the most house and garden for the money here: a three-bedroom villa's median asking rent in a 10-listing sample was about 52,500 THB, against about 160,000 in a Bang Tao sample.

Phuket Town is the island's real city: Sino-Portuguese old town, cafés, markets, government offices and the lowest rents, about 8,000–18,000 THB for a one-bedroom. The beach is a drive away. See Kathu and Old Town.

How to choose your area

  1. Start with the school or the office. The daily drive decides your quality of life more than the view.
  2. Visit at 7:30 in the morning and at 10 at night. Traffic and nightlife noise differ hugely between neighbouring streets.
  3. Rent before you buy. Six months in an area tells you more than any guide, ours included.
  4. Check the rainy season. Low plots and some hillside roads flood or wash out in heavy rain.
  5. Count the beach honestly. "Five minutes to the beach" often means by car; walk it before you sign.
