Condos for Sale in Kathu, Phuket

Kathu condos suit people who live and work in Phuket: central, near HeadStart and the British International School, Central Phuket's malls and hospitals, and over the hill from Patong. Golf-side units add green views. Expect resident and long-term tenant demand rather than holiday rentals.

What to know before you choose

What you get

Golf-side condos around Loch Palm and Red Mountain and residential buildings toward Central Phuket. Few Kathu projects appear in public developer indices, so compare units within the same building and nearby buildings.

Ownership

A foreigner can own a condo unit freehold in their own name, within the building's 49% foreign quota. Under the route most buyers use, the purchase money must come into Thailand in foreign currency, documented by the bank (FET or certificate); agree the exact route with the bank and your lawyer before paying. Get written confirmation of quota for your unit before any deposit. See our money transfer guide.

What to check here

  • Flooding around low-lying buildings in heavy rain.
  • Traffic at peak hours toward town and Patong.
  • Building management, common fees and the sinking fund.

Renting out

Teachers, hospital staff and families rent here on monthly and yearly leases. Stays under 30 days need a hotel licence or exemption, and many condo bylaws ban them; see renting out legally.
