What to know before you choose
What renting here looks like
Family houses with gardens in residential estates and around the golf courses, inland and away from the holiday crowds. The British International School in Koh Kaew and HeadStart's Chaofah City campus in Vichit are within reach, and Patong's beach is over the hill. One advertised three-bedroom asked 100,000 THB, so the median hides a wide spread.
Trade-offs to check
- No beach in the valley itself: the beach is a drive over the hill.
- Traffic on the Patong and Phuket Town roads at peak hours.
- Some estates sit on low ground: ask about flooding in the rainy season.

Deposit and contract, in short
Since 4 September 2025 a residential landlord covered by the consumer-protection rules (a business letting three or more units; hotels and dormitories excluded) may take at most three months' rent as deposit plus advance on a monthly-paid lease, and must return the deposit when the lease ends, or within 7 days after an inspection (14 if there is damage). A private owner letting one or two homes is outside these rules, so the contract decides. Details, including early termination, are in the cost of renting in Phuket; the rules are summarised by Tilleke & Gibbins.
Figures are asking rents from listing samples and relocation guides accessed in October 2026 (Islander Home, Reloc8); sources disagree, so read them as ranges and ask us for current homes.
