The smoke season
Northern Thailand has a burning season, usually around February to April, when smoke from field and forest fires pushes air quality in Chiang Mai to unhealthy levels for weeks. Many residents leave for those months, and it also cuts short-term rental occupancy. Phuket, on the coast, is not affected by that northern smoke season. If anyone in your family has breathing problems, check current air-quality data for both places and talk to your doctor before choosing.
Buying: price vs demand
Chiang Mai condos cost less per square metre than Phuket's. But the buyer pool and resale market are smaller, and short-term rental demand dips during the smoke season. Phuket costs more per square metre and is driven by international holiday-home demand, with villas as well as condos. Questions buyers ask
Is Chiang Mai cheaper than Phuket?
Yes, clearly. One-bedroom rents are about 8,000–20,000 THB a month versus 12,000–35,000 in Phuket, and condos cost less per square metre.
