What to know before you choose

Why rent a condo

Security, a shared pool and gym, and a juristic office that handles repairs. You pay rent and electricity, sometimes water at a flat rate. The trade-off is space and neighbours.

Short stays in the building

Letting for less than 30 days is hotel business under the Hotel Act unless the operator holds a licence or an exemption applies, and many condominium bylaws ban it. A building full of holiday guests is louder: ask the juristic office how short stays are handled before you sign, and about parcels, parking and pets.

Deposit and contract, in short

Since 4 September 2025 a residential landlord covered by the consumer-protection rules (a business letting three or more units; hotels and dormitories excluded) may take at most three months' rent as deposit plus advance on a monthly-paid lease, and must return the deposit when the lease ends, or within 7 days after an inspection (14 if there is damage). A private owner letting one or two homes is outside these rules, so the contract decides. Details, including early termination, are in the cost of renting in Phuket; the rules are summarised by Tilleke & Gibbins.

Figures are asking rents from listing samples and relocation guides accessed in October 2026 (Islander Home, Reloc8); sources disagree, so read them as ranges and ask us for current homes.

Questions

Who files the TM30 when I rent in Phuket?

The house owner. Thai immigration law requires the owner to report a foreign tenant within 24 hours of arrival, and Phuket Immigration has said it is not the tenant's duty. Ask for a copy: visa extensions often need it.

How much is a one-bedroom condo to rent in Phuket?

About 8,000–18,000 THB a month in Phuket Town and Kathu, 12,000–28,000 in Rawai and Patong, and 22,000–45,000 near Bang Tao and Laguna, based on October 2026 asking rents.
